Share portfolio management
This service determines the stocks that should be held in the portfolio, appropriately weighted and balanced. The individual companies must meet our criteria of current condition, past performance, dividend stability ratio a ten year trading history and average annual growth equal or better that GDP.
Portfolios are benchmarked against the ASX 200 accumulation and the outperformance must be greater than any management fee charged. The construction of a portfolio takes into account an individual's personal circumstances including objectives, age and stage in life, income and security of income, taxation situations, appropriate holding structures and succession issues where appropriate.
We provide a monthly report on the share markets and other economic data that may affect share ownership.

Silver Property Advice Service
If you require assistance locating an investment property, Financial Grace provides a service to assist locate an appropriate property.
We will:
- Investigate locations that offer returns in line with your expectations.
- Visit and inspect potential properties.
- Complete comprehensive analysis of the proposed property.
- Provide you with a detailed report of potential properties including photographs, details of similar sales, any zoning or planning issues and costings.
Gold Property Advice Service
Financial Grace may also manage the entire acquisition of your investment property.
We will:
- Complete our Silver Property Advice Service as above.
- Manage the negotiation of any proposed contract on your behalf and provide you with feedback in relation to offers and counteroffers;
- Mange the settlement requirements to ensure a smooth settlement;
- Introduce you to specialists who can progress the building and pest inspections and finalise the conveyancing
- Organise a final inspection on the property upon request. This may incur an additional fee.
Comparative Property Analysis
If you are looking for Property analysis for any reason (e.g. selling, buying or reviewing existing properties) we can provide you assistance.
Comparative Property Analysis report (CPA)
A CPA will assist you in establishing an appropriate price for the subject property or reveal any equity you may have in any existing properties which may be accessible for further potential investment.
For a fee of $330 (inc GST), a Financial Grace CPA report provides you with an estimate price range for the property along with a comparison of recent listings and sales. In accessing any comparison we also consider location, age, land area and any features of the property.
Commercial Real Estate
Many clients believe the purchase of a commercial property is un-attainable We have a services which may help for those clients wishing to purchase a commercial property.
Quite often the cost of a Commercial Property excludes many investors from participating, so we have established a service that allows investors to pool their resources and establish a Syndicate which allows access to direct Commercial property without the need to fund the entire purchase of the Commercial Property.
Naturally we can also provide this service to you as an individual investor.
Either way, we will:
- Introduce Syndicate members if necessary.
- Advise in relation to a specific structure in which to buy and hold the property. (e.g. Company/Trust etc).
- Facilitate the investment process.
- Provide finance alternatives if required.
- Work with your chosen legal representative to ensure appropriate due diligence of the proposed transaction.

- Assist with the practical implementation of GST registration and bank accounts etc, required for your investment entity.

Self-Managed Super Funds (SMSF)
According to the Australian Tax Office, Self-managed super funds (SMSFs) are now the largest and fastest growing segment of the super industry
Financial Grace has established a SMSF service to assist you in establishing and managing your own SMSF.
Before you consider a SMSF, we will assess if a SMSF is an appropriate strategy for you based on your situation, goals and objectives. If we believe the SMSF is an appropriate strategy for you, we will provide a Statement of Advice (SOA) outlining our recommendations, including asset allocation and any costs or charges which relate to the establishment and maintenance of the SMSF.
Once we agree on the SMSF strategy, we will assist you to establish your SMSF. As part of this service we will work with you and an accountant to establish a Trust Deed and a bank account that will act as the vehicle for investing your superannuation.
We can also assist you to consolidate your existing superannuation and once funds are consolidated into the SMSF bank account we can then commence investing your funds as per our recommendations set out in the SOA.
Financial Grace will continue to monitor your investments with specific consideration to the prevailing economic/ market conditions and their effect on the investments held within your SMSF.
We will also provide regular updates as part of this service and provide specific market alerts in the event of any major corporate news or economic data.
